GREAT PHOTOS SELL HOMES. With more than 80% of people using the internet while house hunting, the online presentation of your home are vital for a speedy sale. Are your photos creating that great first impression needed to attract buyers?
This is a new service that I am creating in the Pioneer Valley, taking photos of properties to help sellers attract potential buyers, especially online.
According to a survey by the National Association of Realtors 80% of people who bought a home in 2006 used the Internet while house hunting, and they rated photographs as the most useful tool in their search. I can personally vouch for this statement as I successfully sold my condo within four days of posting its photos on this website. I can do the same for you: take pictures that will make your home look its best, and create an attractive website showcasing your property.
There are three main advantages to having expertly staged photos of your property:
1) First impressions matter. The pictures that potential buyers see are often the first - and only - chance for a seller to make a good impression. Once a buyer has narrowed down his main criteria regarding the size and location of the property, it is the home itself that will speak to him, or not. How many buyers will skip past your property because of poor or not enough images?
2) Increase your viewings. It is a fact shared by many realtors and private sellers that having a substantial number of great photos showing off a property will generate more viewings. Bad photos fail to attract interest, whereas good photos grab people’s attention and help you sell your home.
3) Keep the property in the buyer’s mind. A web page with well presented photos will encourage potential buyers to revisit your listing, to share it with family and friends, and give them a place to go back to after a viewing. This is where they begin to dream about their future home.
Is it expensive? No. My fees range from $150-$475 depending on the package that you chose. Consider the value of your home and the importance of selling it within your desired timeframe. Consider how much great images, as well as a user friendly and attractive photo page, can help you achieve this.
